New State Regulations for Boundary Survey Standards

Recently, the State of Illinois issued regulations revising boundary survey standards that added new compliance requirements. (See Illinois Compiled Statutes & Administrative Rules for Illinois Professional Land Surveyors Section 1270.56). These changes require that in preparing a boundary survey, a licensed Illinois Professional Land Surveyor must:

  • Prepare and maintain clear and legible field notes containing all pertinent information, measurements or observations made in the course of the field survey
  • Secure and maintain a reproduction of the recorded subdivision plat that created the subject lot, block or parcel
  • Provide on the completed plat all sufficient angles, bearings or azimuths and linear dimensions showing a mathematically closed figure for the exterior of the survey and showing where linear dimensions of the survey differ from record data
  • Provide on the completed plat all visible physical evidence (structures, fences, etc.) within three feet either way from the exterior lines of the survey which are to be shown and dimensioned
Because of these additional requirements mandated by the new State regulations and the resulting additional expense involved for compliance, most surveyors, including GISC, have been forced to increase their prices to cover the additional costs. Therefore, effective May 1, 2001, GISC will charge the following:
  • Boundary Survey: This is the type of survey that GISC has always provided. It is NOT a Mortgage Inspection but a detailed plat of survey that can be used in a court of law for boundary line disputes
    For most residential property: Cook County: $230 DuPage & Will: $250
  • Staked Survey: This is a boundary survey in which the corners are staked for greater accuracy when an owner will be constructing a room addition, fence, etc.
    For most residential property: Cook County: $425 DuPage & Will: $525
  • ALTA-ACSM Survey: A very detailed survey prepared in accordance with the "Minimum Standard Detail Requirements" of the American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM) adopted in 1997.
    Prices are quoted on a case-by-case basis.
  • UPDATES: Due to the new standards, GISC will no longer provide survey updates
